When selling beats to just a average local Cat trying to make it just like you. Along with charging them for the beat is it a good deal for me to have in writing on a legal document for him to sign off on that i want Half of my publishing or atleast i want to keep some of my publishing just in case he do make it in the future and he use the track i gave him?

I think if he agrees to it, it is always better to have more protection for your beats than less. But usually can you charge more upfront for your beats if you DO NOT have him sign such document. It is a tradeoff, more money now for less in the 'potential' future.
